What an estate cleanout looks like with us

A walkthrough — in person or on video
We meet the family (or executor) at the home, or do it over FaceTime if you're out of state. We listen first. Then we walk room by room and you tell us what's keepsake, what's donation-eligible, what's clearly trash, and what you need a second look at.

A written scope and a flat quote
You see the plan and the price before anything is moved. No "we'll see when we get into it." If we find something during the work that changes the scope (an attic nobody knew about, a storage unit on the property), we stop and call you.

The cleanout, with checkpoints
We text photos at the start, midway, and on completion. Anything that looks like a possible keepsake gets set aside on a counter or table for your review — never thrown out on a judgment call.

Donation, recycling, and disposal — routed properly
Furniture and household goods that can be donated, are. Recyclables go to recycling. Hazardous items get diverted to the right county facility. The dump is the last stop, not the default one.

A clean handoff
Final walkthrough or completion photos, depending on whether you're at the home. The house is broom-clean and ready for whatever the next step is — listing, renting, family use.
For executors, trustees, and attorneys
If you're administering an estate, you already know the cleanout is one of the checkboxes that can slip a closing date by weeks. We can coordinate with the listing agent, work around an estate sale weekend, and provide an itemized invoice that fits cleanly into the estate accounting.
We can also work from a written direction (email or DocuSign'd scope) when the executor is remote and a local family member is signing for access. Tell us how you need it documented — we'll meet you there.

We're not local — can BullDawgs run the cleanout while we're out of state?
Yes. A large share of our estate work is for adult children or executors handling a property from a distance. We do the walkthrough on FaceTime, send photos before any room is touched, hold anything that looks like a possible keepsake for your call, and text completion photos when the home is empty. You don't need to fly out.
How do you handle photos, paperwork, and items we might want to keep?
Before anything is removed, we walk the home with you (in person or on video) and flag rooms or items that need a closer look. Loose photos, document boxes, jewelry, and anything that looks personal gets set aside in a labeled box on the kitchen counter for the family to review. We'd rather pause and ask than throw something away we shouldn't have.
What happens to usable furniture, dishes, and household items?
We route them to donation partners when condition allows — a beloved couch becomes someone else's living room instead of a landfill liner. For items with sentimental value or potential resale (musical instruments, art, collectibles), we hold them aside for the family to handle separately. We never assume.
How long does an estate cleanout take?
Most single-family homes in Menifee, Murrieta, and Sun City are a one-to-two-day job once the family has signed off on the keepsake plan. Larger estates with multiple outbuildings, decades of accumulation, or paperwork-heavy rooms can stretch longer — we'll quote you a realistic window after the walkthrough so escrow and listing dates can be planned around it.
Can you coordinate with our attorney, executor, or real estate agent?
Yes — frequently. We take direction from estate attorneys, executors, trustees, and listing agents. We can also stage the work around an estate sale (clear after the sale weekend) or a probate timeline (have it done before the next court date). One contact, one quote, no surprises.
