Can BullDawgs start the same day as the sheriff lockout?

Yes, when our schedule allows. We routinely coordinate with property managers and landlords to roll in right after the deputy clears the property. Tell us the writ window when you book — we'll have a truck staged nearby and start the moment you have legal possession.

Do you document the property condition for security deposit purposes?

Yes. We photograph every room before any item is touched, then a second pass after the cleanout. The photo set gives you a clean record for the deposit accounting and for any small-claims dispute downstream. You can also direct us to flag specific damages (holes, broken fixtures, soiled carpet) in the report.

What happens to belongings left by the prior tenant?

California has specific notice rules around abandoned tenant property. We follow whatever direction you or your attorney provide — most commonly the property is bagged, labeled, and either staged on-site for the statutory notice period or removed per the writ. We don't make that call independently; we follow your direction and document it.

Will you also clean the unit, or only haul the contents out?

Our scope is removal: contents out, swept clean, light surface clearing. We're not a janitorial service — for deep carpet cleaning, paint, and turnkey make-ready work, we coordinate with the trades you already use or refer to local crews if you want a recommendation.
