REO turn work is its own discipline: lockbox access, photo standards that hold up in a portal, scope adherence to the letter, and a turn time that doesn't slip a re-listing. We've done enough of these to know what your file needs — and we send it without you having to ask twice.
A standard foreclosure trash-out, our version
Interior trash-out
All personal property, food waste, soft goods, and discarded furniture removed per scope. Cabinets, closets, attic, and crawlspaces checked.
Appliance handling
Refrigerators de-iced and routed to the right disposal stream. Range, dishwasher, and washer/dryer removed or retained per the work order.
Garage & outbuildings
Garage interior, sheds, and side-yard junk all included. Vehicles and items not in the preservation order are flagged, not touched.
Yard debris
Trash and debris cleared from front and back yards. Overgrowth/landscaping is a separate trade — we'll note what's outside our scope in the report.
Hazmat awareness
Visible biohazards, suspected mold, sharps, and spilled chemicals get flagged in the report. We don't perform licensed remediation — we route it.
Documentation package
Before / during / after photos, a scope-of-work checkmark sheet, and a clean invoice that fits the file. Upload-ready format on request.
How we run the file

Receive the work order
Email, portal upload, or a phone call from the asset manager or REO agent. We confirm scope, access method, and required documentation format before dispatch.

Pre-trip review
The crew reviews the scope on the way out. Anything ambiguous (a vehicle in the driveway, an outbuilding the scope didn't mention) gets a call back to the agent before we touch it.

Documented trash-out
Before-photos first. Then the work. Then mid-photos at the halfway mark. Then after-photos of every room, garage, and yard.

Report & invoice in one pass
Photo set, scope checklist, hazmat flags, and the invoice go to the file together — not in three separate emails over a week.

Do you work with REO agents, asset managers, and property preservation companies?
Yes — these are some of our most common cleanout clients. We can take direction from a single property preservation portal, an REO agent's email scope, or an asset manager's work order. We'll match whatever invoicing and documentation format the file requires.
Can you provide before, during, and after photos for the file?
Yes. Standard on every foreclosure trash-out: dated before-photos of each room, mid-job photos showing access and condition, and after-photos of the empty property. We can upload directly to common property preservation portals or send a single ZIP — whatever your file requires.
How do you access the property — re-key, lockbox, or both?
Both. Lockbox access is the most common path; we coordinate the code with the agent or preservation manager. For re-keyed properties or properties with no working entry, we work alongside the locksmith on the same visit so the truck isn't sitting idle.
What do you do with personal property left behind by the prior occupant?
Whatever the scope of work directs. Most preservation orders are 'lock-and-load' (everything goes); some require us to hold or store personal property for a set period under state notice rules. We follow the scope exactly and document what's removed vs. retained.
How fast can you turn a vacant foreclosure trash-out?
For a standard single-family in Menifee, Murrieta, Temecula, or Lake Elsinore, we can typically walk it within 24 hours and complete the work within the same week — often inside a 1-to-2-day window. If the file needs an emergency turn for a listing or a re-key deadline, tell us when you call and we'll work to it.
