What lands in your accounting inbox

Every invoice carries the unit number, property address, and a job number you set at booking. Photo sets are attached in the same email thread, named with the same reference. POs are accepted; Net 15 and Net 30 terms are available for established standing accounts.

If your portfolio runs through AppFolio, Buildium, Yardi, or any other PM platform, we’ll match whatever format you need on the file. We’ve worked alongside enough PM teams to know that the right invoice is half of why they keep using a vendor.

Need additional insured on the COI? Send us the building manager or asset office’s exact naming language and we’ll route the cert the same day.

How does a standing PM account actually work?

One contact (you or your point person), one quoted per-unit rate, one invoice format with the unit number and property address on every line. When a unit turns, you call or text — we don't re-quote each time. New properties added to the portfolio inherit the same rate unless square footage or scope warrants a review.

Do you coordinate around sheriff lockouts and tenant move-out windows?

Yes. We stage a truck nearby for the writ window so we can roll the moment you have legal possession. For voluntary move-outs and abandonments under notice, we follow your direction on whether to bag-and-hold or remove. We don't make notice-statute calls independently — we follow your scope and document the call.

Will I get unit-by-unit invoicing for my accounting team?

Yes. Every invoice carries the unit number, property address, and a job number you choose at booking. Accounting teams can drop it straight into the property's ledger without back-and-forth. POs are accepted; Net 15 or Net 30 terms available for established accounts.

What's a typical turn time on a unit cleanout?

Standard one-bedroom and two-bedroom unit cleanouts in your portfolio typically run a half-day to a full day from arrival to broom-clean. Larger units or units left in heavy condition get a separate quote up front. We don't pad the bill on the back end.

Do you provide before/after photos for the security deposit ledger?

Always, for eviction and bad-move-out turns. Photo set hits your inbox the same day as the work — clean enough for the deposit accounting and for a small-claims file if it comes to that. Tell us if you want specific damages flagged in the photo set (holes, broken fixtures, soiled carpet).
